Phoenix has always been a supportive corporate to charity work. Throughout decades, we have shown our supports to Café Sunny, under Po Leung Kuk, by ordering food and drinks for company events. Café Sunny is a social enterprise that provides job opportunities and vocational training to the underprivileged people in the community. Besides, Phoenix has also made donations to Po Leung Kuk's "Boundless Compassion Solidarity in Action" COVID-19 Response Programme, in which our donations enable people with low-income, jobless or in need to get through the hard time. Additionally, Phoenix proactively supported a series of programs collaborated between Po Leung Kuk and Family Mask to support the disadvantaged under the pandemic. For all the contributions we made to the society, Phoenix is recognized as a "Caring Company" under Caring Company Scheme 2020/2021.

Converting our property into a shelter hotel

Phoenix always prioritizes the health and well-being of our guests, tenants, staff and the community. While the accommodation sector has been hit hard by the global pandemic, our property management team at Quintessa Hotel Tokyo Ginza approaches the matter with a creative strategy. Under the branding "Shelter Hotel", an entire floor of the hotel has been dedicated for guests that seek maximum protection against the COVID-19 virus. The following are some of the measures implemented to ensure guest safety:

Thorough sterilization work using recommended method by the Japan Ministry of Health, Labour and Welfare

Used pillows are discarded, and guests can request new bedsheets for a fee

Installation of mist injectors in common areas such as lobbies and corridors

Enhanced ventilation rate of guest rooms and common areas

With an aim to cultivate an equitable workplace, Phoenix's Diversity and Inclusion Policy foster a diverse and inclusive culture. The Company believes that a good variety of individuals' backgrounds, experiences and knowledge contribute to innovative business outcomes. The Diversity and Inclusion Policy states the position of the Company in promoting a workplace with zero harassment, victimization and discrimination. Following the principle of equal employment opportunity, the Company prohibits any forms of discrimination based on age, gender, race and other factors throughout every aspect of the employment relationship, including but not limited to recruitment process, training opportunities, annual performance review and work practices.

Green Sub-urban communities - the Grove, Melbourne

Comprised of 140 hectares of developable land, the Grove is a master-planned housing estate located south-west of the Melbourne Central Business District, a fast-growing corridor. In recognition of this greenfield's excellence in master planning, the Grove has been awarded the 5 Star Green Star rating, by the Green Building Council of Australia. This development masterplan attaches high importance on:

Education trail, with cycling and pedestrian access, that features interpretive sustainability signage such as displays, plaques and growling grass frog ponds along the path to promote sustainability and cultural heritage

Walking and cycle paths as well as recreational facilities such as playscape to support active lifestyles

Transport connectivity through reducing the distance between train stations and planning for the development of internal bus service

Inclusive development amenities, including schools, a town center with retail outlets, a retirement village and a community activity center

Integration of open active and passive space areas where there is an aboriginal cultural heritage, such as aboriginal artworks as cultural heritage awareness education

Sustainable and low-carbon offices - 2-4 Blue Street, Sydney

Working closely with the North Sydney Council, the Blue Street commercial office development seeks to serve the needs of the community. The state-of-the-art development is to be a distinctive commercial space that maximizes on the potential of the North Sydney work and lifestyle. The ongoing construction project boasts top environmental and wellness credential objectives, including the 5 star Green Star and 5.5 star NABERS Energy Rating. The following are some highlights that showcase exemplary sustainability practices:

Climate adaptation plan developed in accordance with recognized standards

Procurement of responsible building materials that include concrete, steel and timber from sustainable processes and sources

At least 90% of the waste generated during construction and demolition is diverted from landfill

Installation of rainwater harvesting system, as well as water-saving sanitary fixtures and landscape irrigation measures

Sustainable transportation options, such as low emission vehicle infrastructure and bicycle parking facilities

Occupant wellness practices include indoor air filtration systems and use of ultra low VOC paints

Tenant fit-out requirements include localised lighting control and a minimum acoustics rating

Implementation of a low-carbon transition plan upon project completion, which targets to run the property entirely on electricity and renewable energy by 2030

Intelligent lighting control systems that automate and streamline the operation of everyday home control tasks, including the dimming of lighting and control of motorized blinds

Implementation of thermal comfort study recommendations that deter overheating and overcooling phenomena, which in turn minimize energy usage

Deployment of solar panels which decarbonizes the operation of the residences, as well as electrical vehicle chargers that are available for visitor use

Abundant foliage and green spaces that elevate the physical and mental health of residents

Tenant communication and engagement - One Financial Street, P.R.C

Enhancing communication with tenants to promote their ESG awareness, Phoenix has set out various tenant engagement programs. On top of regular meetings and daily operations, ESG messages are also conveyed through the fit-out guide and green tenancy suggestions as stipulated in the standard lease. These suggestions provide guidance for tenants who wish to further improve environmental performance in terms of energy and water efficiency and waste management in areas under their operational control. Moreover, during the reporting period, Phoenix engaged one of our property management companies to organize health talks with our tenants regarding health awareness.

To better understand tenants' needs, we aim to achieve 90% portfolio coverage of tenant survey by 2025. In the reporting period, the Company's portfolio conducted a tenant satisfaction survey with a portfolio coverage of 75%. Assessing tenant satisfaction serves as a platform to stabilize rental income and identify potential risks in managing and maintaining the our portfolio. By way of these surveys, Phoenix and the property management team are able to develop focused action plans for continuous improvement addressing tenants' needs.
