Kwun Tong View is an impactful asset enhancement project to
strategically transform an undervalued local office building into
a highly sought-after commercial building in the core of Kwun
Tong.
Located in the heart of Kwun Tong, known as Hong Kong CBD2, Kwun
Tong View is conveniently situated in the major transportation hub
with direct access to Kwun Tong MTR Station and a number of bus
lines. This 25-storey building, with a gross floor area totaling
13,451 sq.m. is a strong representative example to demonstrate
Phoenix’s ability in enhancing the value of an asset through
strategic asset improvement and management practices.
Shortly after the acquisition of the asset in 2015, Kwun Tong View
underwent a range of asset improvements which include
repartitioning of space to increase leasable area, refurbishment
of lobby to upgrade the overall ambience, re-layout of marketing
signages to increase exposure, upgrade of the ventilation and
lighting systems as well as renovation of the public corridors and
lavatories. Through the implementation of tactical asset
management strategies, Phoenix introduced a professional property
management team for building management and brought in popular
eateries to draw additional traffic to the building.
Apart from optimizing the value of Kwun Tong View, the overall
asset enhancement and management plan has provided a better
experience for both customers and tenants, resulting in a
significant increase in rental income and renewal rates.
The project was subsequently sold to a local buyer looking for a
stabilized yield in 2017.
